How an estate cleanout works
- Keep first. The family or personal representative removes keepsakes, papers and anything going to heirs.
- Photos. Someone sends photos of every room, the basement, attic and garage. It does not have to be someone local.
- Price. Caden prices it from the photos and the scope.
- Payment. Pay from a link, or we send a Stripe invoice to the attorney, the personal representative or a family member.
- Cleanout. We clear what is marked to go and leave what stays.
What it costs
Estate cleanouts start at $499. A partial clearout of a few rooms may be priced by job size instead, from $119 for a small job up to $479 for an extra-large job. Past 10 cubic yards it is $45 per yard.
Posted prices
Every job starts from the same posted price card. A single item is $64. A small job, up to about 1.5 cubic yards, is $119. A medium job, about 3 cubic yards or roughly a room, is $189. A large job, about 5 cubic yards or roughly a garage bay, is $239. An extra-large job, about 10 cubic yards, is $479, and anything past 10 cubic yards is $45 per yard. A mattress or box spring is $64 alone or $20 each on a job. A washer, dryer, stove or dishwasher is $69 alone and free on a job. A fridge, freezer, air conditioner or dehumidifier is $99 alone or $35 on a job. A TV or monitor is a $15 add-on. Construction debris is the job price plus 20%. Estate cleanouts start at $499 and hoarding cleanouts at $599. The full list is on the pricing page.
Timing with probate and listing
Many families wait until the personal representative has authority, then clear the house before a realtor lists it. If there is a closing or listing date, tell us when you send photos. Questions about probate itself belong with your attorney. This is practical guidance, not legal advice.
Condos and apartments
Portland and South Portland condos often have elevator reservations, loading rules and parking limits. Check with the building or association and tell us the rules up front.
Working with realtors and attorneys
Partners can book for a client or an estate. Caden prices the job, and a Stripe invoice goes to the partner, who can forward it. The slot is held for 2 hours, and the job is confirmed when the invoice is paid. See estate attorneys and realtors.
How booking works
Send photos through the quote form or text them to (207) 333-1422. No card is needed to ask. Caden looks at the photos and sends your price. If it works for you, you pay from the link he sends and that confirms the slot. The price we send is the price you pay unless the pile changes. If you add things after the price goes out, the price is updated before work starts, not after.
